An office building in Seoul equipped with Samsung Electronics’ building integration solution b.IoT has become the first in Korea to earn a Gold rating under the SmartScore international smart building certification.
The Factorial Seongsu building received the Gold grade from SmartScore, a global smart building certification program operated by WiredScore. The certification evaluates how effectively advanced technologies such as the Internet of Things (IoT), artificial intelligence, and big data are implemented in buildings, as well as their real-world performance and operational efficiency. Global landmarks including Texas Tower in the United States and The Henderson in Hong Kong have also earned SmartScore certification.
Factorial Seongsu was developed in 2020 on a former logistics site near Seongsu Station. From the planning stage, the project was designed in collaboration with Samsung Electronics under a “tech-ready building” concept. The SmartScore Gold rating is awarded to high-level smart buildings that deliver both efficient building management and a comfortable environment for occupants.
Samsung Electronics’ b.IoT is an AI-based platform that integrates and manages key building systems, including heating, ventilation, air conditioning, lighting, and power, through a single interface. The solution allows building managers to monitor operational status in real time and control systems efficiently based on changing conditions. AI-driven analysis supports optimized energy management by assessing usage patterns, equipment performance, and heating and cooling efficiency.
Using the b.IoT solution, Factorial Seongsu optimized the operation of its central HVAC and system air conditioning. As a result, the building reduced its energy consumption by approximately 27% between June 1 and September 30 last year, according to an energy efficiency verification study focused on cooling and air-conditioning systems.
The b.IoT platform also supports digital twin technology, which recreates a building as a three-dimensional virtual model. Through this visualization, managers can simulate various operational scenarios and manage facilities more effectively.
Chanwoo Park, Executive Vice President of Samsung Electronics’ B2B Integrated Offering Center, said the certification validates the usability and competitiveness of the b.IoT solution, adding that the company will continue to advance technologies aimed at realizing AI-driven autonomous building operations.
